A home inspection is a visual process where all of the items typically used within a home are tested to verify proper operation or installation. Doors and windows are opened and closed with an eye for effective seals, roofing materials inspected, air-conditioning and heating systems operated. The Inspector will fill the sinks and tub(s), run the shower(s), flush the toilets and run the various mechanical components where safe to do so. Throughout the process we are making notes on the condition and operation of the various components tested.
Upon completion a detailed report will be distributed to you and the Realtors if requested.
Pre-Listing inspections are very good for the homeowner and Realtor who would like to convey the premium status of a home up front for any prospective purchaser. Removing any doubts before they arise.
Also too many sales are canceled due to the buyer's shock at the "functional condition" of the home at the last minute. It may look fine, but have questionably serious technical, safety, or functional issues present. Our inspections focus on actual safety concerns, functional interoperability and structural integrity of the home, not cosmetics.
Having the home inspected prior to placing it on the market is the ideal way to identify and either repair or disclose the issues found in the Inspection Report. Obviously, repairing the items would be the most beneficial towards completing the sale on time. However: there may be financial reasons where the owner can't make the repairs, or chooses not to. Disclosing the issues up front and pricing the home based upon that disclosure will often times produce a higher net sales price for the owner in a timely fashion.
